Pre-Sale Building & Pest Reports

The building & pest reports will provide both a written & photographic account of the property’s condition that can be passed onto potential buyers.

It will include any significant building defects or problems such as rising damp, movement in the walls (cracking), safety hazards, a faulty roof & past & present termite activity.

Pool Compliance

A pool compliance certificate involves our Accredited Certifier inspecting your pool barrier & issuing a pool compliance certificate that is valid for 3 years if the pool barrier is compliant. If the pool barrier is not compliant, we will issue a certificate of non-compliance & identify what needs to be fixed. Once you have fixed the pool barrier, we will charge a small fee of $100 to reinspect & issue the pool compliance certificate.

Under the new requirements, for properties with a swimming pool or spa pool on and after

29 April 2016, you must ensure the contract for sale includes:

  • a valid swimming pool certificate of compliance or certificate of non-compliance
  • a relevant occupation certificate issued within the last 3 years
    or
  • a valid certificate of non-compliance.

From 29 April 2016 onwards, when a residential tenancy agreement is entered into for a property with a swimming pool or spa pool, the landlord or real estate agent must provide the tenant with a copy of the valid certificate of compliance or occupation certificate.

 

Compliance Report

A compliance report will identify if all structures on the property have been approved by local authorities.

A building compliance report will involve Buildingwise obtaining the building file from the Local Council (with the Owners authority). We will put these files into a report so that the future buyer has all information on past history of the dwelling. The file includes the building plans that have been submitted at development approval, construction approvals & occupation certificates.

Benefits of getting a compliance report done are:

  • Confirming if all structures have been approved to local authorities to give a potential buyer assurance that they will not have to demolish any structures because they have been unauthorised developments.
  • Provide a clear picture of unauthorised developments to prevent potential buyers from using these identified unauthorised developments to negotiate a lower price.
  • Prevent delays in the sale process from a potential buyer finding out the presence of unauthorised developments that can change their decision to buy or require you to repair the property before they buy.
  • Providing potential buyers with approved building plans that will be beneficial to them if they intend to undertake future renovations.

The handover report will provide both a detailed written & photographic account of any defects &/or incomplete works found. This report can then be passed onto the Builder before the 13 week defects liability period has expired. The Builder must repair any defects & finish off all incomplete works. The 13 weeks defects liability starts on the date of practical completion.

Jobs Under Construction reports will provide a detailed written & photographic account of each stage of construction. The construction stages, if applicable, are:

  • Review of the contract
  • Slab inspection
  • Footings inspection
  • Frame inspection
  • Wet area inspection
  • Stormwater inspection
  • Final inspection

Alternatively, an inspection can be arranged for each time the Builder issues a progress claim tax invoice.

Does Buildingwise have professional Indemnity Insurance for Inspections?

Yes, Peter Moroney has professional indemnity insurance and we will be happy to email or fax a copy on request.

Will the inspection reports comply with Australian Standards?

Yes, our Inspections comply with the latest Australian Standards.

How will I receive the inspection reports?

We can email, post and/or fax the building report to you.

How can I pay for the reports?

We accept credit card, direct deposit, cash and cheque.

How do I get an inspection done?

Am I able to attend the inspection?

Buildingwise encourages you to attend the building inspection so the Building Inspector can discuss his findings with you on site.

How much notice is required before the inspection can be done?

We will arrange the inspection straight away & book it in at our earliest available time which is usually within two working days.

How long will it take to receive the inspection report after the inspection has been done?

The written report is available the next working day after the inspection and it will be emailed directly to you, your Solicitor and/or Conveyancer of your choice.

Are you available to do inspections on the weekend?

Yes, Peter does weekend building inspections by appointment.

How long does an inspection take?

A pre-purchase building & pest inspection takes approximately one to two hours.

Am I able to contact the Inspector if I have any questions?

Will the reports contain any photographs?

Yes, our reports contain photographs.

What areas of the building does the Inspector look at?

The Pre-purchase Building & Pest Reports will comment on the structural adequacy of the framing members, site drainage, cosmetic condition of the dwelling & a summary & a general appraisal overview of the property. The Inspector will climb into the roof void & subfloor area if access is available & inspect any out-buildings on the property.

What items are not covered in the reports?
  • Any additional advice in respects to electrical wiring & plumbing services
  • Any additional advice in respects to a structural engineer, surveyor or solicitor
  • Reference to parts of the building not accessible or covered with materials
  • Reference as to whether the site contaminated in any way or any hazardous material (such as asbestos)
